Sixty properties,
one register.

Saint-Maur-des-Fossés rents out housing, premises and plots: around sixty properties, each with its lease, its rent index and its due dates. The town ran them from spreadsheets kept by hand, with revisions computed at the calculator and deeds retyped every time. The tender asked for a tool the staff would actually use, and for the data to come across without a season of re-keying.

The Lab deployed m2 on the town's own instance and carried the data across itself, lease by lease.

• One register: every property, lease and tenant with its history, in the vocabulary of municipal property law rather than that of a private landlord.
• Rents that compute themselves: index revisions, charges and arrears follow the rules, and leases, notices and statements are generated from the register.
• Data migration by the Lab: the spreadsheets were read, reconciled and loaded, with the inconsistencies listed for the town to settle before go-live.

The portfolio runs from one place, and the revisions arrive on time.

The town's staff manage the portfolio from m2, with someone at the Lab who knows municipal property law on the phone when a case is unusual. Saint-Maur is the first town on m2, and the reference every conversation about m2 with a local authority starts from.
